I'm on the board of my HOA in Los Angeles and our building was built in the 50s and electrical is still mostly original with a 200A panel for 10 units that each have a 30A sub-panel. We're looking to upgrade/modernize this so everyone has plenty of power and can install A/C, EV chargers, washedryer without risk of overloading the system. That being said, the quote we got was probably 3-4x higher than we were expecting. The current panel is in a basement area and they said they would have to relocate to the outside of the building. Is there anything in here that is absolutely insane or is this just the reality of what this costs in 2023? Thanks!

2023.05.31 18:56 patchmcgee69 Tech just left my house. Questions about bridge mode and Google Nest mesh pods

Tech came to house this morning to run fiber into house and set up the new Gateway modem/router and mini TV boxes. Prior to today, had been using the Google Nest routepods throughout the house. After everything was set up today and I successfully tested the new network, I asked him about setting the Gateway into Bridge Mode so that I could use my Google Nest pods. He said that he couldn’t do it, but I could call Customer Service and have it done. But in the mean time, he connected the new Gateway to my Nest router via Ethernet and I could see my old network in my Wi-Fi settings and I was able to connect to it. This was prior to me calling about bridge mode. I tested everything and had a good signal throughout the house. I then called Optimum CS and asked them to put the new Gateway into bridge mode and they did. So, here are my questions- How was I able to access my old network, using Google Nest pods, prior to me asking asking for bridge mode? And, how do I know they actually set it to bridge mode? I don’t see anything different, including still being able to see the new network name in my list of available networks and being able to connect to it if I wanted to.

I initially went to take my care in for a simple oil change and tire rotation. The place I took it to changed the oil, but said there was an oil leak and there were problems with my tire (one was put on backwards and one had a gash) so they couldn’t do the tire rotation. They then gave me a list of things I needed to fixed and quoted me $1,187.97. • Mount and balance 2 tires • 4 wheel alignment • Valve cover gasket remove and replace • Engine clean and degrease w/ dye • Brake fluid flush • Drain and flush cooling system
I was skeptical of this because they didn’t explain anything to me they just sent me on my way. This place was right next to my housing at my university and I wouldn’t be surprised if they tried ripping other college kids off. My car didn’t show any signs of anything wrong that I knew of. I went to a second place for a diagnostic and they told me I needed this done:
• Tire rotation and adjustment of tire pressures • Four wheel alignment • Axle shaft assembly remove and replace

The car is paid off so I might be looking towards selling it and getting something more reliable if the costs of getting something better outweighs paying $1000+ to get it fixed. The last mechanic said I shouldn’t drive more than 20 minutes at a time until I get it fixed so I’m hoping to get some advice on this issue soon. My dad and I are thinking of getting just the Ac belt, Belt tensioner, and Belt idler pulley worked on/fixed/replaced and calling around to see who can do it at a better price. Attached is information and some forms, which detail the dissolution of the GM R&R program. (Repair & Remanufacture) It took me a few hours to collect these documents, and I am posting them for archival purposes so people can find them in one place on google, hopefully.
Note - Don't give up hope unless your specific part number is listed. There is at least one salty GM Employee out there that appears to be capable of remanufacturing old ECM's for Corvettes and such.
My name is XXXX, and I am a lead agent here at the Saginaw DPAC center. I am reaching out to you in regards to the R&R program that you spoke with an agent about earlier today. Unfortunately, as of 01/30/2020, that program has been discontinued. Here is a copy of the bulletin that was put out about it in 2020:
Summary GM has been unable to resource an R & R program for HVAC control heads. All OE and reman part numbers will be discontinued and orders cancelled.
Details For several years GMCCA has been unable to supply some select HVAC control heads. As an interim step, a Dealer exclusive Repair and Return program (R&R) was launched, which would eventually transition to a DealeACDelco REMAN program once ample core inventory was obtained. Unfortunately, the interim R&R supplier elected to exit the business, resulting in the entire project being put on hold while GM attempted to resource.
Despite our best efforts, including a global search for potential suppliers, GM has been unable to resource this program. At this time, all options have been exhausted and the only path forward is the discontinuation of both the R&R program and the associated REMAN effort.
The following part numbers are DISCONTINUED and no longer available from GM. Please see the attached.

It’s important to note that NEM 3.0 is not retroactive. Rooftop solar systems installed under NEM 2.0 will remain under that policy for a 20-year grandfathering period. This means existing rooftop solar owners who add a battery after the April 13 deadline will not be subject to NEM 3.0.

The county listing online is very basic with only tax year, parcel number, face amount value, certificate number and whether active or inactive.
With over 11,000 records in Sarasota county for example, it can take literally days to find a certificate for let's say a 3br single family house.
With my data, captured by the program, within 15min of listings released, am able to do specific searches based on type of property, whether property address matches property owners address, by value ratio, zip code, subdivision, etc, etc, etc

Hi all. We have a 20 year old split-level house in upper midwest with original HVAC. The heating is gas and runs fine. The AC is an old R-22 unit (Vista Weatherking) and has a lot of condensation draining from the inner evap coil, serviced last year but hasn't been able to keep up with the heat. I recently had it inspected and got a quote of $7k to replace the AC with a 2 ton Coleman (AC replacement only). Outside unit needs to be moved ~6 feet to be up to code because it's under the deck. Last year I was quoted $3.5k for a 2 ton off-brand.
I'm trying to save money so naturally I'm wondering if a 1.5 ton would suffice, and I'm also wondering if an off-brand would be OK? The old 1.5 ton worked great for the first few years of ownership. I figured a new one would run even better. The house is a total of ~1600 sqft, not sure the exact footprint of the upstairs level, but I used 62 squares of shingle when I re-roofed last summer, which includes the garage. The lower level is finished and stays cool in the summer. We run our AC from mid-May through mid-September, summers averaging 85°F. We usually set the thermostat at 68-72°F. (c) The subsequent G7 successor of the ‘Build Back Better World’ (B3W) launched in 2021 to provide an alternative to the Belt and Road Initiative is to be crucial in global economic development as it builds on the Blue Dot Network.
(d) The Organisation for Economic Cooperation and Development (OECD) has also committed to support the Blue Dot Network and it’s operations in 2021.

(2) Infrastructure plays a crucial role in economic activity and investment, which aids development.

(a) Infrastructure contributes to the facilitating of greater levels of trade and connectivity promoting economic inclusion which leads to higher productivity and growth.
(b) There is a high necessity in furthering the infrastructure levels in low and emerging economies to achieve this where for example regional development banks estimate that over $1.7 trillion of infrastructure demand is present in Asia.

(d) Infrastructure development also further increases investment opportunities as foreign direct investment is to be more attracted to regions that have the capabilities, services and resources necessary to operations and growth.

(3) The current state of the Chinese Belt and Road Initiative alternative does not serve good faith global economic development and poverty alleviation as:—

(a) the Belt and Road Initiative (BRI) projects have mainly acted in Chinese geopolitical interests rather than host country infrastructure needs,
(b) Countries subject to large debts by China are offered demeaning and counterproductive deals to host country economic development such as the ninety-nine year lease of Sri-Lanka’s Hambantota port to China,
(c) Chinese construction projects often ignore established and global construction, environmental and labour standards, and
(d) the lack of transparency on the financing and terms of projects.

THEREFORE THE HOUSE URGES GOVERNMENT TO:
(1) Increase Britain’s role in multilateral economic development by:—

(a) Seeking the participation of the United Kingdom in the Blue Dot Network to support the shared international development values of partnered member states.
(b) Working with G7 counterparts within the B3W to see greater expansion of the Blue Dot Network Framework and its ability in facilitating global infrastructure projects.
(c) Partnering UK Project Finance operations in cooperation and coordination with the Blue Dot Network operations where possible.

(2) Elevate global standards by:—

(a) Working to the inclusion and promotion of environmental commitments and standards, in accordance with the framework of the Blue Dot Network, to support sustainable international development.
(b) Ensuring British project development within the Blue Dot Network acts in accordance with the latest iteration of the Equator Principles in order to uphold clear and transparent environmental, social and labour standards in international development.

The motion before the house is one that understands the major benefit that can be brought to emerging and developing economies through supporting global infrastructure projects and international development. Currently the frameworks for that are scarce, with the Chinese Belt and Road initiative (BRI) being one of the few global projects. However this motion recognises the many flaws of the BRI scheme and how it fails to truly bring economic development with shared global values and good faith. Instead it has persisted dependency, violated sovereignty and disregarded environmental and social standards as it exploits countries for its own geopolitical and economic interests. As a result, the motion calls on the Government to join the newly created western model in the Blue Dot Network, with key partners such as the USA, Australia, Japan and the rest of G7 leading international economic development with clear transparency, adherence to global values, aligned with the Paris Agreement, compliant with international law and regulations and a genuine commitment to poverty alleviation and economic development. The Blue Dot Network aims to provide quality standards in investment programs that utilise both a public regulatory framework to guide private sector resources which will be critical to achieving global goals effectively and efficiently. I urge members to vote for this motion to see the United Kingdom undergo international cooperation in facilitating economic development in accordance with the values of our social and environmental standards and sustainable development goals in providing an alternative to the flawed Belt and Road Initiative.

I have the current devices/services for reference: Fios Gigabit (Internet Only, configured for Ethernet via call to 1-800-Verizon), 3 Eero Pro 6+ Routers, and 3 Motorola 2.5 MoCA Adapters (MM1025). My fios install two weeks ago was set up by the technician with ethernet running from the ONT to Fios-provided Gigabit router. Coax to house was also attached to router, with a Fios Network Extender upstairs on the receiving end. My goal was/is to replace the Fios Router and Extender with Eero Gateway in the basement (ONT Terminal), with MoCA Connections to subsequent Eero #2 and Eero #3 on the second and third floors. Seemed simple enough. I watched several youtube videos, read a few threads here, and thought it would be a breeze. Replacing the Fios Router with Eero Gateway was a piece of cake, as all I had to do was plug the ONT via ethernet into the Eero. My issue lies in sending the MoCA signal through the coax to the 2nd and 3rd floors. No matter what I try, I can't get the 3rd light on the MoCA adapter (LINK) to go green, verifying internet passthrough. I'm feeling really burnt out with a few of my kiddos lately. I am in sort of a unique situation where I am in a private clinic but we provide IEP services for 3-5 year olds paid for by the state. When I take on one of these children, I do not evaluate them, write their goals, or have any control over service frequency/provision. They just come to me.
I have 2 in particular whose behaviors have been extremely difficult to manage; they are both undiagnosed but almost certainly on the spectrum. They are very dysregulated and have a lot of sensory needs; are not motivated by any toys, songs, foods, etc that I have found, and even if they were I don't think they have the cognitive awareness to understand something like a token reward system. Even if I literally just leave them to play with no expectations or demands whatsoever, they cry and scream, throw themselves on the floor, and throw things. One of them has legitimately never left his house before he started coming to me. I've consulted with other SLPs and behavior specialists that I work with and none of their suggestions are working. Both kiddos have made zero progress and I feel completely incompetent as a clinician.
The problem is that they clearly need other types of support besides speech. I've recommended this to the team but services are either not available in the area or the parents said no. Both of these kids come to me 3 hours a week and I feel like it just overtakes most of my days. I'm at the end if my rope and don't know how to help them or to keep myself sane.

Hospitality:
Regulations to protect employees and guests in hotels are changing rapidly. We have been engaged to install panic buttons and other wireless technologies in a leading hotel group. These projects will be sold on a monthly recurring revenue basis
Financial Summary:
Our gross margin of 40% from 2022/21 is expected to continue in 2023. Operating Expenses ran $2.2 million in 2022, and there will be no major changes in fixed costs. An expected $6 million revenue rate would result in a near cash flow breakeven, with a continued investment in our technology and sales efforts fostering growth into 2024. We expect to see the effects of these recent partnerships from Q3 onwards.
